House Painting Denver

A fresh coat of paint makes everything it touches seem brand new. But such new beginnings cost real money. Professional painters charge around $4,000 for labor and materials to paint the exterior of a 2,500-square-foot, two-story home and roughly $5,500 for the interior. Painters’ rates may range from $20 to $60 an hour, but around $40 is typical in urban areas.
Painters will need several supplies for your home exterior project in addition to paint. Consider personally providing any materials that can be obtained without a license to reduce project costs. Painting supplies are also handy to have around for maintenance and touch-up jobs after the job is complete. The cost to invest in painting supplies will probably run you no more than $200 to $300, unless you buy really high-quality products from specialized paint shops. Consider purchasing the following:
I am beyond thrilled with the job this company did. I researched a lot of house painters and other contractors and not only did these guys actually come out to do the consultation like they said they would, they brought a ton of pictures of past jobs and references and their price was competitive, I knew these were my house painters. We hired them and they did a fantastic job prepping, painting and cleaning up afterwards. They were incredibly efficient and professional, even came back to touch up a spot that was missed.   I'm so happy with how my house looks and I've already referred a coworker to these guys.
Wow, James Lee's painters are amazing- David and his team were professional, worked incredibly fast, did not make mistakes, and even did some extra work for us free of charge. This is one of the best businesses I have ever found through yelp over the last 10+ years. We got three different bids to paint our home and James Lee's was significantly lower than our highest but also quite a bit more than our lowest (although I do believe the lowest bid painters were planning on painting much less & cutting some corners). James gave us the most professional & comprehensive bid we received, just as others have mentioned. He had a wonderful portfolio of work and I am so glad we chose his painters for our home. Apparently James Lee gets a price cut from Dunn Edwards Paint because they purchase A LOT of paint and it 100% felt like this discount was passed on to my family.
They were very professional and friendly. They were on time and got the job done quickly, even though it was one of the hottest weeks of the year! They were there to help us choose our colors. We love the new look! We appreciated that they use their own employees and didn't hire day laborers. We received a free, detailed estimated before we began and when we asked to add a couple of things during the job, we were given a written change order for approval.
To get at the nails in the board above, shove a flat pry bar up under it and gently pry the board outward. In most cases, this will pop up the nailhead, so you can pull it with your hammer claw. If you run into a stubborn nail that won’t move easily, don’t use brute force and risk splitting the good board. Instead, slip a hacksaw blade behind the siding and cut the nail (Photo 2).You can’t get the new board in unless you pull the remaining shank of the cut nail (Photo 3).

Overall, we are happy with the work. Everyone we interacted with from Color World really cared that we were satisfied with the quality of work, the timeline, and the adjustments that had to be made to our estimate due to additional unanticipated work (multiple coats on window trim). Tom, Schell, Jeff & Tracey, Shawn and his paint crew were all experts at what they do.
A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective.
Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint.

In 1894, a national association formed, recreating itself in 1918 as the National Federation of Master Painters and Decorators of England and Wales, then changing its name once again to the British Decorators Association before merging, in 2002, with the Painting & Decorating Federation to form the Painting & Decorating Association. The Construction Industry Joint Council, a body formed of both unions and business organizations, today has responsibility for the setting of pay levels.[2]

His team is very meticulous, very careful, very clean, and very courteous! They're also very accommodating. For instance, I mentioned a couple spots under some angled siding where I thought a little extra filling was needed, and they obliged without question. Same thing with a request for a stain-proof primer under a balcony. Doing these kinds of little things without question or extra charges is really nice!
Tom (the owner) responded quickly with an estimate and was able to add additional painting that we requested (e.g., paint window trim). He was also able to provide an accurate timeframe regarding when… the work would be completed. Schell met with us to help pick out our paint choices. She provide wonderful insight into the colors that might work. She didn't try to overly influence our choices but provided options and gave us her expert opinion when we asked. She also took into account our needs when scheduling the work. We needed to have repair work done on rotting wood on the window sills on our porch and a border removed from a bedroom. Jeff and Tracey provided expert carpentry work to fix things prior to painting. They were friendly and came to the job prepared with the tools and wood they needed. They got right to work and finished the job quicker than I would have expected. This isn't their first rodeo, as the saying goes. The painters (Shawn and company) came prepared for our job, worked hard, and explained any difficulties and suggested fixes (another coat of paint) encountered in our job. Shawn and his painters didn't waste any time not working - they each had their roles and attacked the job with energy. Shawn and crew were friendly and made sure they kept in touch with us daily to let us know when they planned to arrive and leave our job, accommodate our schedule, and let us know about the progress they were making. There was not a lot of standing around but much hard work, even in ninety plus degree weather. They also made sure that our three house cats didn't escape:) .
Whether you are painting the exterior of your home to boost its curb appeal, change a color you don't like or refresh a dilapidated paint job, one thing is certain: Painting your home's exterior is a large job that requires proper planning, preparation and tools. In most cases, painting your home's exterior is a job best left to a pro. But before you call one in, you'll want to consider a few factors that will affect your project's cost.
I'm extremely pleased with House Painting, Inc., including how quickly James Lee, the owner, came to my home and gave me a quote to have the exterior and patio of my home painted. James also gave me list of referrals to call if I wanted to talk to them about their own experiences with his company along with showing me many examples of his company's past projects. James, along with his crew: Oh, Chris and Jess were extremely kind, thoughtful, very professional and I couldn't be happier with the end result. They all went over and above my expectations. I highly recommend this company!
I found this company on Yelp and am now here to support all the 5 star reviews with my own. Mr. Lee and his staff were great to work with.  They were very patient with me even after I had to reschedule the start date numerous times. Mr. Lee showed up to the estimate appointment with multiple binders of work his company has done, including prep, work in process, and finished jobs. He also had copies of his licenses, insurance, and countless thank you letters from clients. Kim, the lead on our job, was fantastic! He took great notes on day 1, ordered all the correct paint, and kept me updated throughout the process.  He and his crew were very professional, extremely organized, and cleaned up every night. All their equipment and tools were neatly arranged on dropcloths, excess dust and trash was swept and bagged, and taken outside. They painted all surfaces exactly as we wanted and I couldn't be happier with the result! Highly recommend!
According to the EPA, professional painters must check for lead -- especially if a home was built before 1978. Many DIY painters forget to test for lead paint. Testing kits are available in home improvement stores for less than $40. You can also hire a lead testing and removal professional to do this work quickly and efficiently on your behalf. Lead paint can be dangerous; it's far better to find it before you put time and effort into painting your home than after the fact.
Before the scrubdown, protect nearby plants by misting their leaves and saturating the surrounding soil with water, pulling them away from the house, and shrouding them in fabric drop cloths. (Plants will cook under plastic.) Lay more drop cloths along the base of the walls to collect any falling paint debris. Walls should be wet down before getting scrubbed, then washed with a gallon of water mixed with 1 cup chlorine bleach and 1 cup of either a concentrated, phosphate-free cleaner, such as a trisodium phosphate (TSP) substitute, or Jomax House Cleaner. Working in sections, from the bottom to the top, will avoid streaks. Be sure to rinse walls well before the solution dries. Wood siding and trim should be ready to paint after a day or two of dry weather.
Once you have removed all the loose paint, you should apply an appropriate primer to some of the distressed areas, especially if your paint-removal system has exposed raw wood or bare metal. The kind of primer you use depends on the kind of paint you'll be using later. For latex paint, use latex primers; for solvent-thinned paints, use solvent-base primers; and for metals, use metal primers. Not only do these coatings provide extra protection against the elements, they also form a firm foundation for finishing paints. Also, priming is always required when you're working on new wood.

I am a project manager who hires contractors all around the country. When it was time to paint my house, I did what I always do and looked for 7 bids. I used Angie's list for references since I am new to the area and never had to hire a painting contractor. I chose Distinct Painting because during the bidding/interview process I was impressed with Kane's attention to detail, enthusiasm, and pride in his workmanship. After working with him on painting my house, I was not disappointed. We had never had to paint a house so we were not too sure how the colors would look or even what color to put in what location. Kane placed the colors on the house in locations we thought we wanted them and allowed us to look at them for a couple of days so that we could decide how we wanted the house painted. He worked with us on the color scheme and even added a nice accent strip of paint that really gave the house that special look. The quality of the work is incredible. My shed which was real worn, looks brand new! He took his time painting. He used 2 coats of paint and even took an extra day just to make sure all the touch up work was done to our satisfaction. I am very satisfied with the quality or Kane's work and the attention of detail he puts into his work. He is a great person to work with. I would recommend Kane for any painting job. I plan on using him for interior painting when we are ready.
You can use the spray cleaner while working from a ladder -- although scaffolding is better -- but practice at ground level first; the force of the spray against the house could knock you off a ladder if you're not careful. Some of these machines come with separate containers you can fill with cleaning solutions or anti-mildew solutions. Sprayers are so powerful that ordinarily you probably won't need to use a cleaning solution; if you do, remember to rinse the surface with clean water afterward.
It's unfortunate James has gotten too big now that his pricing is absolutely crazy.  He quoted me $9500 to paint 6 bedrooms and 6 bathrooms (which he miscounted as it was actually 5 bedrooms and 5 small bathrooms).  That is 2x more than the next qualified, licensed painter on here.  He took one look at the size of my house and then decided he can try to gouge me for the most money he could.  Sad.

If your home was built before 1979, the paint might contain lead, which is extremely hazardous to children age 6 and younger.
